Each lead is checked for appeals, reassessments, court stipulations, additions, and demolitions — the activity that makes an over-assessment vanish before you can file it. Where the county portal exposes multi-year history, that's a full 48-month no-activity guarantee, with the screenshot included. Where it doesn't, we screen the deepest window the county data supports — and tell you exactly which you're getting.
